Initially constructed in 1962, the site at 120 Cedar Grove Avenue
currently features what remains of the Edgerton School, a public
Elementary School that had serviced local students and families
for 44 years before being shuttered due to ongoing deferred
maintenance and rising operational costs.
Currently, it rests in the hands of the Londregan Commercial Real
Estate Group, where the attempt is being made to provide
housing that is humane and equitable, and drastically in need for
New London Residents. While attempts have been made in the past, this time, however, a new approach is to be
taken; a fresh look at an old building may be just what will entice
the neighborhood to acquiesce.
The midcentury modern façade has little in the way of Architectural
value, but the structural skeleton of Concrete Masonry Units
holds fast for opportunity. At a smaller, more modest scale, a
reconstruction and renovation of the premises can be allowed in
a way that is sensitive to its scale and surroundings. Rather than
grand block housing, a self contained neighborhood of its own can
arise, one which mirrors and complements the adjacent buildings,
while providing grand vistas to the adjacent Verterans Field and a
connection that breathes community into the lot.
The critical path to success relies on providing a mix of uses within
the structure. In addition to affordable housing, mixed incomes
will be invited to explore and reside within the premises. There are
opportunities for amenity spaces as well as local businesses to set
up shops. These businesses could in theory service both tenant
needs as well as the neighborhood in general.
